  • Mailchimp's flat audience model has no deal pipeline equivalent

    AscendixRE stores commercial real estate deals with stage, amount, close date, contact roles, and commission tracking as native Opportunity records in Salesforce. Mailchimp has no deal object — there is no way to create a pipeline-stage visualization, track deal probability, or store commission rates within Mailchimp's schema. We encode deal associations as Mailchimp tags ('Deal:[Name]', 'Stage:[StageName]') and deal metadata as custom merge fields (DEAL_AMOUNT, DEAL_CLOSE_DATE), but these are inert from Mailchimp's perspective — they do not power any native workflow or report. If your team relies on AscendixRE's deal pipeline view for daily deal management, Mailchimp cannot replace that function; it can only serve as the email outreach layer above a deal-management tool you keep elsewhere.

    AscendixRE's value for CRE teams lies partly in its native Property, Listing, Lease, Availability, and Capital Source objects — these track the physical assets and financial instruments that drive deal activity. Mailchimp has no equivalent objects; the platform's highest-level entity is the Audience Member. We route property interests, listing associations, lease statuses, and availability preferences into Mailchimp tags and custom merge fields, but these are best-effort encodings — a contact tagged 'PropertyType:Office' in Mailchimp does not have a linked property record that you can query, update, or report on the way you would in AscendixRE. Teams that need to manage property portfolios or track lease expirations should plan to keep AscendixRE (or another CRE CRM) for those functions and use Mailchimp solely for email campaigns.

  • Mailchimp counts unsubscribed and non-subscribed contacts toward billing

    Mailchimp's pricing is contact-count-based across all subscriber states — subscribed, unsubscribed, and non-subscribed (cleaned) contacts all count toward your plan tier. AscendixRE contacts who have opted out or been marked inactive still exist as records and may be included in your migration audience. If your AscendixRE instance has a high ratio of inactive contacts (common in CRE where prospects go dormant), you will be billed for those contacts in Mailchimp immediately upon import.     AscendixRE (via Salesforce) supports many-to-many relationships between contacts and companies — a broker contact can be associated with multiple firms simultaneously. Mailchimp's Member schema has a single COMPANY merge field — a contact can only have one company name.
